Angel Landings was established to create opportunities for property owners that traditional builders or architect-designers might overlook, both before and after construction. Our design-build process engages clients to maximize space utilization and net operating income (NOI) by offering research and development in construction-ready solutions. This involves integrating design and construction into a single, seamless phase, rather than treating them as separate processes.

Recently, we have heavily invested in innovative concepts and energy systems, such as wind-powered turbines. By merging design with construction, we minimize the need for permits and build upon the work of existing architects and builders. Our approach involves integrating design with takeoffs to find cost-effective solutions, delivering the right real estate market for the right customer. We delve deep into the realms of architecture, technology, and construction to bring solutions that reduce NOI costs and optimize usable space.

Recent Achievements

  1. Custom Lobby Chandelier: Designed and created a $50K custom chandelier for a 186-unit apartment building lobby, a task that neither the interior designer nor the architect would undertake.
  2. Custom Bathhouse with Gym: Designed a 25,000 sqft custom bathhouse with Gym in NYC, conducting extensive R&D to understand the requirements, marketing strategies, and cost-effective construction methods. In this project we are converting a sub-cellar parking garage into spa-gym space that give better ROI than a parking garage.
  3. Wind-Powered Turbines: Implemented wind-powered turbines requiring a smaller footprint than solar alternatives. Perfect of tall narrow building roofs.
  4. Commercial Lobby Space: Completed the design-build of a double-height commercial lobby space within one month, a process that typically takes 6 to 10 months.
  5. Parking Garage Optimization: Evaluated proposals from various vendors to find a solution that eliminated high management costs. By designing and coordinating the build of a parking garage layouts, we enabled the client to operate without a parking management company, achieving a 90% profit margin. We designate building signage that is strategically placed to bring most attention to potential customers.
  6. Construction Software Evaluation: Assessed over 10 construction software platforms before selecting an effective one for the entire project lifecycle. We developed project schedules and frameworks on this platform, guiding construction teams from buyout to completion for over six projects in the last two years.
  7. Interactive Co-Star Listings: Created and managed interactive Co-Star real estate listings in collaboration with ownership, eliminating the need for real estate brokers and facilitating direct communication with potential tenants by providing custom layouts that meet their needs.
  8. Retail Opportunities: Identified new retail opportunities for clients by analyzing market trends, including franchises and sports clubs. Currently, we are working on a pickleball club project.
  9. We setup standard for building operations and management to better understand the ins and out of repairs of mechanical and functional systems that are hidden behind the walls of a project.
